Senior Executive Manager – Leasing & Management (Ref: HKRI/SEM-L&M/W)

Reporting directly to General Manager – Leasing & Management, the incumbent is responsible for the leasing and management of one or more individual properties within the portfolio.
Responsibilities:
- Overall responsibility for the smooth quality launch and operation of one or more of the property centres
- Manage the day to day operation of the properties within the portfolio
- Ensure the properties deliver first class management and maintenance service to its customers, and recommend improvement where necessary
- Maintain a high occupancy rate whilst maximising return on investment
- For retail properties, maintain a good mix of tenants appropriate for the market positioning, achieve target rentals and maximise return
- Take part in ad hoc and new projects for the improvement of the properties as and when required
- Maintain good working relationships with relevant tenants, property agents and Government departments
Leasing
- Analyse market trends and conditions to establish rental levels and for retail properties consumer preferences
- Formulate and review leasing strategy, tenant mix and commercial terms for management’s consideration
- Negotiate new lettings and renewal of leases to achieve optimal results, and ensure proper documentation is prepared
- Prepare and evaluate annual and five year budgets and undertake effective tracking and control of income and expenditure
Property / Tenancy Management
- Ensure all tenants enquiries and complaints are dealt with effectively and efficiently
- Monitor and enforce the performance of all tenants according to the tenancy agreement including collection of arrears
- Monitor quality and timing of tenant’s fitting out and renovation projects, and the teams’ responses and support of such
- Provide guidance on preventive maintenance programmes in order to maintain the quality and image of the properties
- Develop and maintain good relations with tenants, prospects and market practitioners
Others
- Maintain a proper business and operational record keeping
- Manage and supervise staff members
- Liaise with other functional departments of the properties on property management issues
- Provide leasing and management input to other departments of the company and shareholders (if necessary) on new developments as and when required
- Undertake pre-opening and opening arrangement for new developments
Requirements:
- University graduate with over 10 years post qualification experience in Leasing and Property Management (retail or offices) with reputable organisations
- Professional qualification in Surveying or equivalent would be an asset
- Exposure in working with foreign companies in the PRC, and in liaising with international companies/clients would be an advantage
- Strong negotiation, communication, interpersonal and leadership skills
- Strong sense of market, and attention to details
- Fluent English and Mandarin
- This candidate will be hired under a direct employment contract with a China Company of the Group
