The incumbent is responsible for leading the leasing and operation function for the retail portfolio in Hong Kong, executing portfolio strategy, refining trade mix/tenant mix, and driving revenue growth. The role oversees key tenancy negotiations, retail operation, market analysis, budgeting, and stakeholder management, while guiding the team to deliver strong tenant relationship management and effective retail operation enhancement initiatives.
Responsibilities:
• Formulate and execute leasing and operation strategies for the retail portfolio in Hong Kong
• Lead and manage all leasing and tenancy matters including leasing enquiries, tenancy administration, commercial terms negotiation, preparation of leasing documents, client and tenant liaison, etc.
• Lead and monitor the operational excellence of the retail premises including shop performance, shop presentation, retail ambience creation, shop merchandise standard, fit-out works facilitation and rental collection
• Compile regular reports on the performance of retail portfolio, share insights and support management decision
• Set budgets and forecast on rental income, tenancy fitting-out expenses, agency and other related expenses
• Conduct market analysis, refine trade mix/tenant mix strategy and identify trends to maintain a competitive positioning
• Build strong relationship with tenants and provide quality tenant services
• Actively explore new clients/business opportunities through business connection and relevant marketing events
• Work closely with cross functional teams to boost traffic and performance of the retail assets
• Perform ad hoc tasks and assignments as assigned by supervisors
Requirements:
• Degree in Real Estate, Surveying, Marketing, Business Administration or related disciplines
• Minimum 15 years' experience in retail leasing and operation of shopping malls in property
developer / owner
• Comprehensive and in-depth knowledge on commercial leasing market in Hong Kong
• Possesses a strong desire to continuously upskill, whether in new PropTech platforms, data analytics techniques, or emerging retail trends
• Able to work under pressure and meet tight deadlines in a fast-paced work environment
• Strong networks with potential tenants and real estate agents
• Proactive attitude with strong drive to achieve
• Excellent interpersonal, presentation and negotiation skills
• Excellent command of written and spoken English, Cantonese and Mandarin
Candidate with less experience will be considered as Senior Manager – Leasing and Marketing
